We prepare land use and subdivision resource consent applications for clients across the spectrum. Our project scope covers commercial projects such as digital billboards, childcare centres, supermarket, industrial workshops retail and offices, to residential projects such as infill subdivision, minor dwelling units, multi-unit terraces/apartments and heritage character alterations.

We work with a “no surprises” approach and have open communication with our clients and consultants. Along with our extensive experience with resource consent preparation, this ensures our applications are of excellent quality, and our strong working relationship with Auckland Council means that our clients’ applications will be processed as efficiently as possible.

We offer urban design assessments for various projects that require this expert input to support development proposals. Our scope includes assessment of multi-unit residential developments, greenfield and brownfield subdivisions, master planning and commercial projects. We can tailor our services based on client requirements.

We are on the Auckland Council’s approved panel of consultants to process resource consent applications of varying complexities on behalf of the Council, including notified resource consents.

A number of our staff have had policy planning experience and were heavily involved with the Auckland Unitary Plan process. This includes plan preparation and review, submissions process and preparation of evidence and attending hearings.

We undertake Auckland Unitary Plan and Resource Management Act due diligence for clients and offer feasibility advice to assist clients in understanding the development potential of their site.

We provide a breakdown of the relevant development controls, highlight any areas requiring further investigation, and provide preliminary concept layouts to explore the available development options. We answer common but essential questions like the underlying Unitary Plan zoning of the land, the minimum land size for subdivision, the building controls applicable to the land, and the assessment criteria for resource consents.
